Signs You Need a New Roof

Asphalt shingles typically last 20–25 years. Here are the warning signs that tell you it's time to replace rather than repair.

If your roof is 20 years or older, it's in its final stretch. Even if it isn't leaking yet, the shingle granules are depleting and the waterproofing is degrading.

Finding large amounts of granules in your gutters or downspouts is a clear sign your shingles are aging out. Once granules are gone, the shingles crack and fail quickly.
